The single most important step is the inspection. Even in a fast-moving, tight-supply market, waiving the inspection condition is a risk. An inspection finds structural, electrical, plumbing and roofing problems that are invisible during a viewing and can cost tens of thousands to put right.
For a home with renovations, the inspection matters even more. If the seller did work without a permit, the inspector can assess whether it meets code and is safe. The City of Saskatoon holds the permit history, and it is worth checking, because unpermitted structural or electrical work becomes your problem after possession.
