Saskatoon · Buying, condition and the contract

What conditions are normal in a Saskatchewan purchase contract?

A condition must be satisfied before a sale becomes firm. In Saskatchewan the usual ones are financing approval, a home inspection, review of the property condition disclosure statement, and sometimes the sale of the buyer's own home. If a condition fails, the buyer normally walks with their deposit.

With Saskatoon at 1.63 months of supply according to the Saskatchewan REALTORS Association, sellers here have room to push for shorter condition windows. The financing condition typically gives the buyer five to ten business days to secure formal mortgage approval. The inspection condition gives a similar window to complete an inspection and decide whether to proceed. On a condo purchase there is normally a further condition for reviewing the corporation's documents, including the reserve fund study.

For a seller, conditions are a negotiating point rather than a formality. In a market with 1.63 months of supply, sellers can often negotiate shorter condition windows, which matters because a home sits off the market while conditions run. A firm offer at a slightly lower price is frequently worth more than a conditional one at a higher price.
