The basics

How accurate are online home value estimates?

They are a starting point, not a finish line. Automated estimates run on public records and broad averages, so they miss condition, layout, renovations and the block-level pricing that decides what a buyer actually pays. In a market like Saskatoon, where two streets can price very differently, that gap is routinely tens of thousands of dollars. A real read needs a person who knows the neighbourhood looking at your specific home.

Do online estimates account for renovations?

No. They pull from public records, which do not track renovations. A new kitchen, updated bathrooms, a finished basement, new windows or a replaced roof appear nowhere in the data an automated estimate uses. That is why the number is usually low. A hand-reviewed valuation factors in the work you have actually done.

Is this really free?

What information should I have ready before I request a home valuation?

Your address is the only thing required. What makes the number sharper is a list of what you have done to the place: the year of the roof, furnace, windows and shingles, any kitchen or bathroom work, a finished basement, a garage or deck, and anything a permit was pulled for. Lot size and any recent assessment notice help too.

Valuation versus the alternatives

Do I need a formal appraisal to find out what my home is worth?

No. An appraisal is something a lender orders for a buyer's mortgage and it costs a few hundred dollars. What you want before listing is a comparative market analysis: a value built from homes like yours that actually closed nearby, adjusted for condition, layout and lot. That is free from Joel and it is the same arithmetic the buyer's appraiser runs later.

What is the difference between a home valuation and my Saskatchewan assessment?

They answer different questions. Your assessment is prepared on a provincial cycle for the purpose of splitting the tax bill fairly, using a base date that is often years behind today. Market value is what a buyer would pay this month. The two can differ substantially in either direction, and neither one is evidence about the other.

Why do HouseSigma, Zolo, Realtor.ca and Wahi each show a different value for my home?

Because each runs its own model on slightly different data, with different assumptions about condition and different rules for which sales count as comparable. None of them has been inside your home. When four sites disagree by fifty thousand dollars, the disagreement itself is the useful signal: it means the automated approach cannot price your house.

Can I just ask ChatGPT or another AI what my Saskatoon home is worth?

An AI can explain how valuation works and what moves a price, and it does that well. It cannot see your home, and it does not have the sold data for your street, because most of that sits inside the MLS system rather than on the open web. Use it to understand the process, then get the number from someone with access to the actual sales.

The median price per square foot is quoted for Saskatoon. Can I just multiply that by my square footage?

No, and it is one of the most common ways owners misprice. Price per square foot varies enormously by neighbourhood, age, lot, finish and whether the basement is developed. A city-wide figure blends a condo downtown with an acreage on the edge. It tells you almost nothing about your specific house.

What actually happens after I put my address into an instant home-value site?

Two things. You get a wide automated range, and your details are usually sold or distributed to several agents who paid for the lead. Expect calls. A valuation requested directly from one agent goes to that agent only, which is the practical difference.

What moves the number

What actually moves my home value in Saskatoon?

In order: the neighbourhood and the specific block, the condition of the kitchen and bathrooms, whether the basement is developed and legally so, the age of the big-ticket items like roof, furnace and windows, the lot and garage, and how the last few genuinely comparable homes nearby closed. Square footage matters less than owners expect.

Does a legal secondary suite or a finished basement add to my home's value?

A permitted, legal secondary suite adds value twice: the income itself, and a wider pool of buyers because lenders will count part of the rent toward qualifying. An unpermitted suite adds neither reliably and can complicate financing at sale. A finished basement without a suite adds value through liveable space, not through income.

Does an unpermitted renovation lower what my home is worth?

It can, and it usually surfaces at sale rather than before. Buyers ask for the permit, lenders ask for the permit, and unpermitted structural, electrical or plumbing work becomes a negotiating point or a condition. The City of Saskatoon holds the permit history. Worth checking before you list, not after an offer.

Does a home's flood risk change what it is worth here?

Near the river valley and in low-lying pockets it can, mainly through insurance. Overland water coverage is an add-on in Saskatchewan and some addresses are harder or costlier to insure, which buyers price in. If your home has never had an issue, documentation of that helps.

Do solar panels add to my home's value?

Owned panels generally add something, though usually less than they cost, and the value depends on the system's age and its net-metering arrangement with the utility. Leased panels are different: the buyer inherits a contract, which narrows the pool. Have the paperwork ready either way.

Does an in-ground pool add to my home's value?

Rarely as much as it cost, and in a climate with our season length it can narrow the buyer pool as often as it widens it. Families with young children sometimes price it as a negative. It is not a reason to avoid selling, but it is a reason not to assume the installed cost comes back.

Does a buried fuel tank or an old septic system change what my home is worth?

Yes, and both are worth knowing about early. A buried tank raises a contamination question a buyer's lawyer will ask about. On an acreage, a failing septic system is a five-figure item that comes straight off the price. Neither is fatal, but both are better disclosed and documented than discovered.

Does a new development or rezoning nearby change what my home is worth?

Sometimes, in both directions. New construction a few streets away gives buyers an alternative and can cap resale prices in the short term, while new amenities, schools or transit generally lift a neighbourhood over time. What matters is which effect is currently showing up in the sold data, not which one sounds right.

Reading the comparables

Does one nearby sale that closed far below market drag down my valuation?

Not if it is read properly. Every street has an outlier: an estate sale, a distressed sale, a transfer between family, a home sold in poor condition. A careful valuation identifies why that sale was low and sets it aside, rather than averaging it in. Automated estimates cannot make that distinction, which is one reason they run low.

Does it drag my valuation down if the recent nearby sales were all cash purchases by investors?

It can distort the picture. Investor purchases are often condition-driven and priced below what a family would pay for a move-in-ready home. If the last three sales on your block were investor buys, the right comparison set may sit two streets over rather than next door.

How do seller concessions in recent comparables distort what my home is really worth?

A home that sold for a given price with several thousand dollars credited back to the buyer did not really sell for that price. The public number stays high; the true net is lower. Concessions are visible inside the MLS system, not on public sites, which is one of the ways an automated estimate reads a market wrong.

Why did three agents give me three different values for the same house?

Usually one of two reasons. They chose different comparables, which is a legitimate professional disagreement worth asking about. Or one of them quoted high to win the listing, intending to talk you down later. Ask each of them to show you the sold comparables behind the number. The one who can is the one to trust.

Does listing in the fall rather than the spring change what my home is worth?

It changes the number of buyers looking, not what your home is worth. Our market thins out through winter and picks up sharply in spring, so timing affects how long it takes and how much competition you get. Serious buyers exist year round, and less competition from other listings can offset thinner traffic.

Should I get a valuation before I have decided whether to sell?

Yes, that is the most useful time to get one. The number is what tells you whether selling is even worth considering, what the next place could cost, and whether waiting a year is better. Deciding first and valuing second is doing it in the wrong order.

Can I get a valuation on a property I own but do not live in?

Yes. Rentals, inherited homes, cabins and acreages all get valued the same way, though the comparable set and the buyer pool differ. For a tenanted property the value depends partly on whether the buyer would inherit the tenancy, so mention the lease when you ask.

Does a home valuation help if I am settling an estate rather than selling?

Yes, and executors often need two numbers. One is the value as at the date of death, which the estate needs for its tax filing and which is a separate exercise from today's market value. The other is what the property would sell for now. Joel can prepare both.

I am downsizing. Should I find out what my house is worth before or after I know where I am going?

Before. The value of your current home sets the budget for the next one, and downsizers who shop first regularly find they have been looking in the wrong bracket in either direction. Get the number, then look, then line the possession dates up so there is only one move.

What is my home worth if I keep it and rent it out instead of selling?

Two different numbers, and both are worth having. Market value is what a buyer would pay. Investment value depends on the rent it would earn against the mortgage, tax, insurance and upkeep. A home that is worth keeping as a rental in one neighbourhood is worth selling in another.

Should I get a valuation if I am refinancing or taking a line of credit rather than selling?

It helps you go in informed, though your lender will order its own appraisal and that is the number they will lend against. Knowing the realistic market value first tells you whether the application is worth making and roughly what room you have.

Does what I still owe on my mortgage affect what my home is worth?

No. Your mortgage balance affects what you would walk away with, not what a buyer will pay. Those two get confused often. The valuation answers the first question; a seller net sheet, which Joel also prepares, answers the second.

How often should I get my home revalued if I am not selling for another year or two?

Once a year is plenty in a normal market, and again after any significant renovation. Checking monthly tells you nothing useful, because the movement in that window is smaller than the margin of any valuation.

Before you list

Are there small fixes I should make now that protect my price later?

A handful. Deal with anything that reads as deferred maintenance from the street, service the furnace and keep the record, fix visible water marks and their cause, and make sure the electrical panel is not the first thing an inspector flags. These cost little and remove the discounts buyers apply when they suspect there is more they cannot see.

Can a title problem I do not know about change what my home is actually worth?

It can hold up a sale rather than change the value. Old liens, an easement nobody remembered, a fence over the property line, or a survey that does not match what is built. In Saskatchewan your lawyer handles the title work, and finding these early costs far less than discovering them a week before possession.

If I decide to sell after this valuation, what is the one closing risk I should know about now?

Financing falling through, usually because the lender's appraisal comes in under the agreed price. That is exactly why pricing off real sold comparables matters: a price the sold data supports is a price the appraisal supports. Overpricing to see what happens is the most common cause of a collapsed deal.

Every brokerage says it is the best. How do I actually choose?

Ignore the claim and ask for three things: the sold comparables behind their suggested price, their marketing plan in writing, and their reviews from sellers in your neighbourhood specifically. An agent who can produce all three quickly is telling you more than any slogan.
