Property tax estimator.

Saskatoon property tax is assessed value, times the residential percentage of value, times the mill rate. Here it is with the arithmetic shown.

Residential percentage of value is set provincially at eighty percent. The municipal, library and education mill rates change each year and are editable here. Confirm the current rates at saskatoon.ca before relying on the figure.

Questions about this

How is property tax calculated in Saskatoon?

The city takes your assessed value, applies the provincial residential percentage of value of eighty percent to get the taxable assessment, then multiplies by the combined municipal, library and education mill rates divided by a thousand. Assessments are updated on a provincial cycle, so a jump in assessment does not automatically mean a proportional jump in tax.

Can I appeal my Saskatoon property assessment?

Yes. Assessment notices carry an appeal deadline, and the ground for appeal is that the assessed value does not reflect the property or is out of step with comparable homes. Sold comparables on your own street are the evidence that matters.

Curious what your Saskatoon home is actually worth?

Not a robot estimate. A real read on your home and your block, reviewed by hand.
