How Home Appraisals Actually Work in Saskatoon

Updated 2026

A home appraisal in Saskatoon is ordered by your lender and carried out by an independent, accredited appraiser who inspects the property and compares it against recent sales to confirm the home supports the requested mortgage amount. It is a lender safeguard, separate from the City of Saskatoon's assessed value used for property tax and from a REALTOR's market evaluation.

When you buy or refinance with a mortgage in Saskatoon, the lender, not you, typically orders the appraisal, and it is usually paid for as part of your closing costs rather than negotiated separately. An accredited appraiser, most often designated through the Appraisal Institute of Canada, visits the property, measures and photographs it, and researches recently sold comparable homes in the same or similar Saskatoon neighbourhoods to support a written opinion of value. The lender uses that number to confirm the mortgage amount is reasonable relative to the property, which matters even more on an insured mortgage backed by CMHC, Sagen or Canada Guaranty, since the insurer is also relying on that same figure.

It is worth separating three different numbers that regularly get confused with each other. The appraised value is the lender's opinion, produced strictly for financing purposes and usually not shared in full detail with the buyer or seller. The City of Saskatoon's assessed value is a separate figure used only to calculate property tax, updated on its own cycle and often behind current market conditions by the time you actually sell. A REALTOR's comparative market analysis is a pricing opinion built for listing or offer strategy, using many of the same comparable sales an appraiser would use, but aimed at a different purpose and produced before an offer exists at all.

An appraisal can come in at, above or below the agreed purchase price. If it comes in low, the lender will generally only finance against the appraised value, not the purchase price, which leaves the buyer needing to cover the gap in cash, renegotiate the price with the seller, or in some cases walk away under a financing condition written into the offer. This is one of the reasons an accurate starting price matters so much: a home listed well above what recent comparable sales support is more likely to run into an appraisal problem partway through the deal, after both sides have already committed time and conditions to it.

Because an appraisal leans on the same recently sold comparables a REALTOR uses to price a listing in the first place, pricing a home realistically from the start avoids most appraisal surprises later in the transaction. Joel Dyck builds his valuations the same disciplined way an appraiser would, walking the property in person and weighing it against genuine recent Saskatoon sales rather than an automated online estimate.
