Months of supply is the number that usually signals direction before price does, and the Saskatchewan REALTORS Association put it at 1.63 months in August 2026, computed from 726 active listings after removing conditionally sold units, divided by 446 sales. A low figure like that generally supports price rather than pressuring it downward.
New listings were also up 12.3 percent year over year, which adds some choice for buyers without yet loosening supply enough to reverse the trend on its own.
Trends can shift, so a specific pricing decision should rest on current comparables rather than a general forecast either way. Get your hand-reviewed valuation from Joel Dyck.
