Some situations create a public paper trail regardless of what the listing says. An estate sale that goes through probate becomes part of a Court of King's Bench file, and a sale tied to a matrimonial property division may surface in Family Property Act proceedings, but neither of those makes its way onto the MLS listing itself.
Your lawyer and your REALTOR® are bound by confidentiality rules, so the people who need to know why you are selling, a lender assessing financing or a lawyer handling the file, are not the same as the buyers viewing the listing. That confidentiality is part of the standard $800 to $1,500 legal fee range for a residential file, not an extra service you have to ask for.
The listing sells the house, not the story behind it, and you control how much of that story anyone outside your immediate transaction ever hears. Get your hand-reviewed valuation from Joel Dyck.
