Why is there so much new construction in Silverspring?

Silverspring still has vacant land available for building, unlike most of Saskatoon's older, fully built-out neighbourhoods, and that available land, more than any single amenity, is why new construction here competes directly with resale rather than sitting off to one side of the market.

The Saskatchewan REALTORS Association reported new listings up 12.3 percent across the city in August 2026, and a still-developing area like this attracts a disproportionate share of that activity because assembling several lots or a subdivision parcel is far simpler than acquiring and demolishing an existing house in an established neighbourhood.

That building activity also means comparable sales in Silverspring are sometimes thin for a specific complex or block, since a lender's appraiser needs enough closed sales in the immediate area to support a value, and a rapidly filling neighbourhood does not always have that history yet.
