The reason is straightforward: North Park has no significant vacant land left to build on, so a new home there requires demolishing an older house first, and that pattern is fundamentally different from a still-filling-in neighbourhood where a builder simply develops open parcels.
That means resale, not new construction, still makes up the bulk of what actually sells in North Park in any given year, and the Saskatchewan REALTORS Association's citywide sales figure of 446 transactions in August 2026 covers both categories together across the city rather than breaking North Park out on its own.
A North Park buyer comparing a rebuilt infill against the older homes around it should expect the two to be priced quite differently for reasons that have little to do with which one is technically newer. Get your hand-reviewed valuation from Joel Dyck.
