Why is Aspen Ridge one of the most ADU-friendly neighbourhoods in Saskatoon in 2026?

Aspen Ridge is well suited to a secondary suite, Saskatoon's equivalent of an accessory dwelling unit, because it is newer construction next to Evergreen and University Heights with lots and basement layouts built to current code, which makes the City of Saskatoon's permit requirements for egress windows and ceiling height easier to meet than in an older home.

The City of Saskatoon requires a building permit before a lender or appraiser will count a suite's rental income, and newer construction like Aspen Ridge's tends to already have the ceiling height, window placement and separate entrance options that an older basement was never built with, so the retrofit is smaller.

Being quieter and less built out than Evergreen also helps a suite pencil out as a rental against the citywide benchmark of $444,700, since a tenant renting a secondary suite here is buying into a newer, less crowded pocket of the east side rather than a busier, older street.

Joel Dyck can confirm whether a specific Aspen Ridge property's basement already meets the permit standard or what it would take to get there. Get your hand-reviewed valuation from Joel Dyck.
