The agent on the other side of the deal matters because Saskatchewan Real Estate Commission rules on representation determine whose interests that agent represents, yours, the seller's, or both under a dual arrangement, and that changes what they can and cannot tell you during negotiation. A cooperative agent on the other side also tends to mean a smoother closing.

An experienced agent on the other side usually means fewer surprises at each stage, since they know how to prepare their client for a condition, an inspection finding or a possession date change without the deal falling apart. A slower or less experienced agent on the other side can turn a straightforward condition period into weeks of back-and-forth over something minor.
