Why does market knowledge matter when choosing a real estate agent?

Local market knowledge is what separates a priced-right listing from a guess, and the difference shows up in how long a home sits and what it actually sells for. The Saskatchewan REALTORS Association reported an August 2026 city benchmark of $444,700, but that citywide number still has to be adjusted street by street to price a specific house.

An agent working across the whole province may not have seen enough recent Saskatoon sales in a specific neighbourhood to know how a corner lot, a renovated basement or a busy street actually moves a price locally, since those effects vary block to block in ways a national database does not capture.

The City of Saskatoon's assessment cycle and the Board of Revision appeal process also move differently than a general market summary suggests, and an agent who tracks those locally can flag issues a seller would otherwise only discover after listing.
