General market data only goes so far. The Saskatchewan REALTORS Association reports the city running at 1.63 months of supply overall, but that figure blends neighbourhoods moving at very different speeds, and an agent working strictly from citywide averages can misprice a specific street.
Zoning and permit history are the other piece a generalist misses. The City of Saskatoon requires a building permit for a secondary suite, and an agent who does not know which older neighbourhoods commonly have unpermitted conversions will not know to check for one.
