Why does a data centre moratorium matter for homeowners?

There is no confirmed data centre moratorium in Saskatoon, so treat any claim that one exists here with caution. What is true in general is that a very large new power user, whether it is a data centre or any other industrial facility, can matter to nearby homeowners because of the electrical infrastructure it requires, not because of its name.

SaskPower, the province's electrical utility, plans grid upgrades for any large new power user as part of its routine infrastructure work, which can mean construction disruption nearby but is a separate question from property value. Zoning and land use around a major new development are set by the City of Saskatoon, and any resulting change to a nearby assessment can be appealed to the Board of Revision.

Saskatoon's benchmark price moved 2.8 percent year over year in the latest Saskatchewan REALTORS Association report, and a single development, on its own, is unlikely to move a citywide figure like that by much. Any real effect would show up first on the specific streets closest to the site, not in that broader number.

Joel Dyck watches for exactly these kinds of zoning and assessment shifts on behalf of Saskatoon homeowners. Get your hand-reviewed valuation from Joel Dyck.
