Why did Saskatoon sellers lose money?

When a Saskatoon seller loses money, it is usually a timing and pricing problem rather than a market-wide one. Listing above what comparable sales support leads to a stale listing, and a stale listing almost always ends in a price cut that lands below where correct pricing would have started.

The Saskatchewan REALTORS Association's own numbers show a market with 1.63 months of supply heading into September 2026, tight enough that well-priced homes move, which makes an overpriced listing that sits for months stand out even more against homes that sold quickly at the right number.

Selling costs also eat into the number sellers expect to walk away with. Seller closing costs of 4 to 6 percent, covering commission, legal fees and adjustments together, come off the top before anyone calculates a gain, and a seller who only budgeted for the mortgage payoff is often surprised by that.
