A downsizing seller working against a retirement or health timeline is also more likely to accept the first offer rather than testing the market properly, and to skip a pre-listing inspection that would have caught a repair issue before a buyer's inspector found it and used it to renegotiate the price after the fact.
Deferred maintenance compounds the problem. A furnace, roof or foundation issue that was manageable to fix five years ago becomes a bigger negotiating point the longer it sits unaddressed, and a buyer's $400 to $600 inspection will find it regardless of how the listing was written.
