Silverspring is a newer northeast Saskatoon neighbourhood, and like its neighbours in that part of the city, it is still building out, so resale rental stock is thinner than in an older district and an investor is often comparing a resale purchase directly against a new-build option nearby.
The numbers to budget do not change with the neighbourhood's age. A $400 to $600 home inspection and $800 to $1,500 in legal fees apply to a Silverspring purchase the same as anywhere else in Saskatoon, and financing a rental still runs through a Saskatchewan lawyer at possession.
