Sales of 446 units in August ran 6.6 percent above the 10 year average, and supply sat at 1.63 months, a tight market by most measures. A buyer's agent earning their fee in that environment pulls sold comparables, flags a listing priced to spark a bidding war, and tells a buyer when to hold a condition rather than drop it to win.
The paperwork side matters just as much. A Saskatchewan purchase closes through a lawyer, title moves through Information Services Corporation, and a $400 to $600 home inspection is the buyer's main defence against a house that photographs better than it performs. Financing runs through a lender, CMHC, Sagen or Canada Guaranty insured where the down payment is under 20 percent, with provincial PST added to that premium at closing.
