A divorce sale carries pressure a routine listing does not: both spouses typically need to agree on price, showings and offers, and a lawyer is usually already involved on each side to keep the sale compliant with any court order or separation agreement.
Look for an agent who communicates equally and in writing with both spouses, prices from real comparables rather than an emotional number either side wants, and does not take sides in a negotiation that is already stressful enough.
