The Saskatchewan REALTORS Association tracks sales across every Saskatoon neighbourhood, but the public data only shows what closed, not why. An agent who has walked the comparable homes in person can tell you whether a listing is priced against real recent sales or against wishful thinking, and that distinction is worth more than any single feature on the listing sheet.
Financing guidance matters just as much as the house itself. A buyer's agent should be able to walk you through the 5 percent minimum down payment rule, the mortgage default insurance threshold at 20 percent, and how a pre-approval actually works before you fall for a home you cannot close on.
