Who actually pays my buyer's agent?

In Saskatoon, a buyer's agent is usually compensated out of the proceeds the seller pays at closing, through an offer of cooperating compensation the listing brokerage extends to the buyer's brokerage, but the Saskatchewan Real Estate Commission requires that arrangement to be agreed to in writing rather than assumed.

That written agreement is your buyer's agency agreement, and it sets out how your agent gets paid on your specific purchase, whether entirely from the seller's proceeds, split with a direct payment from you, or some other arrangement the two of you negotiate before you start touring homes.

Because the Saskatchewan Real Estate Commission requires commission to be agreed in writing rather than published as a standard rate, two buyers working with two different agents in the same city can have two different fee structures, and neither one is the wrong answer as long as it was disclosed up front.
