Condition and staging come second but still move the needle. A freshly painted, decluttered, well-lit home photographs better for the online search most buyers start with, and a documented, permit-clean history removes a hesitation an unpermitted renovation would create during a buyer's inspection.
Location fundamentals, a quiet street, nearby schools, easy access to arterial roads, round out the picture, but none of it substitutes for correct pricing.
