That trust requirement exists so a buyer's deposit cannot simply disappear if a deal falls through. The Saskatchewan Real Estate Commission requires licensed brokerages to hold client money in a separate trust account, and a lawyer's trust account works the same way on the legal side of a purchase.
The condition clauses in your agreement are the other half of the protection. A financing condition or an inspection condition gives you a defined window to back out and get your deposit back if something does not check out, and that window matters more to protecting your money than which specific option you are comparing.
