Property type is the biggest lever. A condo or townhome near amenities trades square footage for location and lower maintenance, while a detached home on the edge of the city, or in a satellite community like Warman or Martensville just outside Saskatoon, typically delivers more interior and yard space for a comparable price.
Age of the home matters almost as much as location. Older housing stock in Saskatoon's established neighbourhoods often sits on a larger, more mature lot than newer subdivisions, even when the home itself is smaller, so a buyer chasing land rather than square footage inside the house should look at lot size specifically, not just total floor area.
