When should you walk away from a bidding war?

Walk away once the price climbs past what a hand-reviewed valuation supports, or once you are asked to waive the financing or inspection condition to compete. The Saskatchewan Real Estate Commission requires agents to put every offer term in writing, so you can see exactly what you would be giving up before you agree to it.

A financing condition protects you if your lender's appraisal comes in below the offer price, and an inspection condition protects you from problems a $400 to $600 walkthrough is built to catch. Removing either to win a bidding war shifts that risk onto you entirely, which is a bigger decision than the extra dollars on the price.

A useful line to set beforehand is your top number based on recent comparable sales, not the emotion of the moment in the room. Once the bidding passes that number, the home is no longer the deal you evaluated, whatever else is happening.
