When should the final walkthrough be scheduled?

A Saskatoon final walkthrough is usually scheduled by the buyer's agent, coordinating with the seller's agent, for a specific window in the 24 to 48 hours before possession, close enough to catch a last-minute move-out problem but early enough to still leave time to fix it before the keys change hands.

Scheduling it too far ahead of possession risks the seller moving in new damage or removing an item the walkthrough already confirmed was staying, while scheduling it right at possession, the same day Information Services Corporation registers title, leaves no time at all to negotiate a holdback if something is actually wrong.

A buyer who is out of town or unavailable can have their agent attend on their behalf with a video call, but the offer should specify who is confirming the condition, since an unattended or skipped walkthrough leaves a buyer with far less leverage if a problem turns up after they already have the keys.

Joel Dyck locks in the walkthrough time as soon as possession is set, so it never gets rushed at the last minute. Get your hand-reviewed valuation from Joel Dyck.
