What warranties come with a new-construction home?

New-construction homes in Saskatchewan are covered by private third-party warranty programs rather than one single provincial program, so coverage depends on which provider your builder actually uses, not on the province automatically. Canada Mortgage and Housing Corporation guidance is clear that buyers should confirm warranty coverage in writing before signing, not assume it exists.

Most of these programs follow a similar structure: roughly one year of coverage on materials and labour, two years on major systems like electrical, plumbing and heating, and a longer structural period, often 5 to 10 years, on the building envelope itself.

The gap buyers miss most is timing. Warranty coverage typically starts on possession, not on the purchase agreement date, and claims usually have to be filed within specific windows after that, so a delayed possession can quietly shrink the time you actually have to report a problem.
