What tax exemptions are available to Saskatoon homeowners?

The biggest tax reduction every Saskatoon homeowner already has is built into the system before any application: Saskatchewan taxes residential property at 80 percent of assessed value, not the full assessed figure, and that reduction applies automatically once the City of Saskatoon calculates the mill rate.

Beyond that automatic reduction, exemption and deferral programs for specific groups, such as seniors or people with disabilities, exist in some Saskatchewan municipalities, and eligibility and availability differ by program and can change year to year. The City of Saskatoon is the source to confirm current details for your address rather than assuming a program elsewhere applies here the same way.

The other lever available to any owner is the Board of Revision, which hears appeals when an assessed value looks out of step with genuinely comparable sales nearby. A lower assessed value reduces the base the mill rate is applied to, on top of the 80 percent reduction that already applies before any appeal.

None of this changes what a buyer will pay for your home, since assessed value and market value serve different purposes. Get your hand-reviewed valuation from Joel Dyck.
