What slows down a Saskatoon home sale?

Overpricing against recent comparable sales is the single biggest thing that slows down a Saskatoon home sale, based on the sold-data patterns the Saskatchewan REALTORS Association tracks across the city; a home priced above what similar homes actually sold for sits while the market moves past it.

Condition issues surface next, usually at the buyer's own home inspection, typically $400 to $600. A furnace, roof or electrical panel that needs attention does not necessarily kill a deal, but it gives a buyer room to renegotiate or walk, and that renegotiation is what stretches a sale out.

Unpermitted work is a quieter version of the same problem. A finished basement or added suite without a City of Saskatoon building permit can spook a lender or a cautious buyer's lawyer late in the process, after both sides thought the deal was done.
