What slows a home sale down the most in Saskatoon?

A financing condition that falls through, or a home inspection that turns up an expensive surprise, stalls more Saskatoon sales after an offer is accepted than pricing does before one. CMHC's lending guidelines cap housing costs at 39 percent of gross income and total debt at 44 percent, and a buyer who skipped pre-approval can lose financing days before possession.

A $400 to $600 home inspection exists precisely to surface problems, roof condition, furnace age, foundation cracks, before they become a possession-day argument. When the inspection turns something up and the buyer and seller cannot agree on a repair credit, the deal can collapse even though the price itself was never the problem.

The fix for both is sequencing. A buyer who is genuinely pre-approved, not just pre-qualified, and a seller who addresses obvious deferred maintenance before listing remove the two most common reasons an accepted offer falls apart.

A sale that closes on schedule usually looks unremarkable: both sides did the boring parts, financing and inspection, properly and early. Get your hand-reviewed valuation from Joel Dyck.
