University Heights is a suburban sector rather than a single street, and the Saskatchewan REALTORS Association's benchmark of $444,700 describes typical residential sales there, not income property, so investors need to understand that true multi-family stock in the sector is limited before assuming otherwise.

The sector also takes in Silverspring, Erindale, Arbor Creek and Willowgrove, and it is overwhelmingly single-family, which means comparable multi-family sales are thin and often more than a year apart.
