What should I NOT fix before selling my house?

Do not fix anything that is a matter of taste rather than function: outdated flooring in good condition, a colour scheme you personally dislike, or landscaping that simply is not to your liking. The City of Saskatoon's building permit process makes even a modest reno slower than sellers expect, and taste-driven work rarely returns what it costs.

Also hold off on major system replacements that still have useful life left, such as swapping a working furnace or water heater purely because it is a few years old. A buyer's home inspection, typically $400 to $600, only flags a system that is actually failing, not one that is simply not new.

Where sellers get this wrong is treating every flaw the same. A structural or safety issue found during inspection will come back as a negotiation regardless, while a cosmetic choice a buyer would have changed anyway never needed your money in the first place.
