What should I make of a Saskatoon agent with almost no online reviews but a long list of referrals?

A short online review count does not mean a weak track record, especially for agents who built their business on repeat clients and referrals from lawyers, accountants and past sellers rather than paid review campaigns. The Saskatchewan Real Estate Commission licences the agent, not the review platform, so licence standing and closed transaction history matter more than a star count.

Ask the agent for a list of the last 10 closings with addresses and approximate sale dates, and call two or three of the named referral sources yourself. A realtor confident in their work will hand this over without hesitation, and the Saskatchewan Real Estate Commission's public registry lets you confirm the licence is active and in good standing.

Online review volume also skews toward agents who work high-turnover starter home segments, so an agent focused on move-up or downsizing clients over 55 will naturally show fewer reviews per year of practice. That is a client mix difference, not a competence gap.
