What should I look for in a Stonebridge multi-family building?

Stonebridge carries more genuine multi-family and condo stock than most Saskatoon neighbourhoods, built out from the 2000s onward, so start with the condominium corporation's reserve fund study and financial statements under The Condominium Property Act before looking at the unit itself. Prices there run above the citywide benchmark of $444,700.

If the building is a purpose-built duplex or fourplex rather than a condominium, confirm the City of Saskatoon's zoning permits that use on the specific lot, since not every Stonebridge property is zoned for multi-unit use just because the neighbourhood has a mix of housing types.

Check whether the builder's warranty is still active, since Stonebridge's newer construction means many buildings still carry coverage through the Saskatchewan New Home Warranty Program, which matters for a shared roof, foundation or mechanical system.

Joel Dyck reviews the corporation's paperwork or the zoning and rent roll, whichever the building actually is, before any number gets attached to it. Get your hand-reviewed valuation from Joel Dyck.
