What should I check before buying an investment property in Aspen Ridge?

Aspen Ridge is newer construction in the city's northeast, next to Evergreen and the University Heights area and quieter than the busiest parts of that same development corridor, which matters for an investment property mainly through lower near-term maintenance rather than any special rental premium the Saskatchewan REALTORS Association would separately track.

Newer does not mean simpler to finance. A property you will not live in still needs 20 percent down, and a lender counts rent only from a signed lease, so confirm the actual numbers rather than assuming new construction sells itself.

Check the secondary suite file even on a newer build. The City of Saskatoon requires a permit before that unit's rent counts toward financing, and a newer home with an unpermitted basement conversion carries the same risk as an older one, just with less excuse for it.
