What should I ask a Saskatoon buyer's agent about sponsor units versus resale units?

Saskatchewan does not have a sponsor unit category the way some other markets do. Here the real distinction is new construction, sold directly by a builder under a new home warranty, versus resale, sold by an existing owner, and the questions you should ask differ for each.

For new construction, ask about the builder's new home warranty coverage, whether the City of Saskatoon has issued the building permit, and the deposit structure, and what happens to your deposit if the completion date slips, since those protections replace what a home inspection would normally catch on a finished house.

For resale, ask about the property's condition history, whether any renovations were permitted through the City of Saskatoon, and budget a home inspection, typically $400 to $600, since a resale purchase carries none of the builder warranty protection a new unit does.

Whichever type you are considering, your own buyer's agent should be the one raising these questions before you sign, not answering them only after you ask.
