What should an investor check before buying in Nutana?

An investor buying in Nutana should check the age and condition of the electrical, plumbing and heating systems first, since the neighbourhood's character homes date to the early 1900s and original mechanical systems are common. The Law Society of Saskatchewan requires the transaction to close through a lawyer, who will review title at ISC for liens or easements before possession.

Because many Nutana homes carry decades of renovation history, some of it undocumented, request the City of Saskatoon's permit file for the address and compare it against what the seller describes was done. A basement suite or an added unit that never went through a permit is a real cost to fix later, not a feature to bank on now.

Rental demand here is genuinely strong, driven by proximity to the University of Saskatchewan and Broadway Avenue, but that demand does not offset a mechanical problem an inspection would have caught. A home inspection, typically $400 to $600, is the cheapest insurance available before you close.
