Zoning and permit status are the two facts a listing photo cannot show you. Call the City of Saskatoon's planning department directly and ask what the lot is zoned for and whether any building permits are on file for the address, before you assume the current use is legal.
Get the lease agreements, not a verbal rent number, and check them against bank statements or a rent roll if the property already has tenants. An investor who buys on a projected rent that was never actually collected is buying a number, not a property.
