A house that has been taken back to the studs and one that has not are not the same product and will not trade within reach of each other.
What sets value on a Riversdale street is specific and visible. Lot width and whether the lot can be subdivided, the condition of the foundation and the sewer line, the age of the mechanical systems, off street parking, proximity to Victoria Park and the river, and how the immediate block has turned over in the last two years. Two houses four hundred metres apart can be a long way apart in price.
So the useful answer comes from comparables, not an average. Pull the recent sales on your side of 20th Street West, adjust for condition and lot, and check what was renovated with a permit and what was not, because the City of Saskatoon record only holds the permitted work.
