What questions should I ask a listing agent?

Ask a listing agent for the property's permit history with the City of Saskatoon, any known issues disclosed by the seller, the reason for selling, and how the price was arrived at, since a good answer to that last question should point to real comparable sales, not a feeling.

It's also worth asking directly whether that agent represents the seller alone or is working in a multiple representation arrangement, since a Saskatchewan Real Estate Commission licensee has to disclose that in writing, and it changes what they can tell you as a prospective buyer.

Ask about the age and condition of major systems, roof, furnace, electrical panel, and whether any secondary suite in the home is permitted, since an unpermitted suite affects both financing and resale value later.
