Buyers face a different set: legal fees typically $800 to $1,500, a home inspection typically $400 to $600, and, if the down payment is under 20 percent, CMHC, Sagen or Canada Guaranty mortgage insurance with Saskatchewan PST on the premium due at closing.
Minimum down payment itself is 5 percent up to $500,000, then 10 percent on the portion above that, which changes how much cash a buyer needs on hand well before the percentage-of-price question about costs even comes up.
