Photography drives the first cut. Most buyers browse listings online before ever requesting a showing, so dark, wide-angle or cluttered photos cost a home showings it would otherwise get, and a showing never booked in the first 2 to 3 weeks is a buyer permanently lost, regardless of the home's actual condition.
The showing itself compounds a bad first photo. A buyer who books a viewing already has an impression to confirm or break, and small things, a lingering smell, dishes in the sink, a dim room at a bad hour, do more damage at that stage than they would earlier in the process.
