A firm offer with financing already arranged, a larger deposit and no financing condition removes the seller's biggest risk: a deal collapsing weeks into the process. That certainty is worth real money to a seller who has their own possession date to hit.
Price still matters, obviously, and a seller comparing two similarly firm offers will usually take the higher one. The tradeoff shows up when a lower, cleaner offer is competing against a higher offer carrying a financing or inspection condition.
Your own position, whether you can waive conditions responsibly or need them for protection, should shape the offer more than trying to guess exactly what the seller values most. Get your hand-reviewed valuation from Joel Dyck.
