Money comes first. Mortgages here compound semi-annually, minimum down payment is 5 percent to $500,000 and 10 percent above that, and under 20 percent down a buyer carries default insurance through CMHC, Sagen or Canada Guaranty with provincial sales tax on the premium due in cash at closing. A good agent walks through that before a single showing, not after an offer is accepted.
Process matters just as much as price. Financing and inspection conditions give a buyer room to walk away if something goes wrong, and a $400 to $600 home inspection is not optional on any home, new or old. Every Saskatchewan purchase closes through a lawyer, with legal fees typically $800 to $1,500.
Joel puts the financing, the conditions and the inspection budget in place before an offer goes in, and you can verify any Saskatchewan agent's licence through the Saskatchewan Real Estate Commission register first. Get your hand-reviewed valuation from Joel Dyck.
