The Home Buyers' Plan lets a buyer withdraw up to $60,000 from an RRSP toward a down payment, repaid over 15 years. A First Home Savings Account adds up to $8,000 a year to a lifetime limit of $40,000, with the contribution deductible and the withdrawal tax free. Minimum down payment rules are the same as in the city: 5 percent up to $500,000, then 10 percent on the portion above that, with mortgage insurance through CMHC, Sagen or Canada Guaranty.
Acreage lending in Corman Park carries its own conditions. A lender will typically require a water test, confirmation of septic function, and sometimes a survey, which a legal fee of $800 to $1,500 usually covers alongside the standard closing paperwork. Financing timelines can run longer than an in-city purchase because of those extra checks.
