What kind of homes are in Nutana, City Park, and Silverwood Heights?

Nutana, City Park and Silverwood Heights each have their own housing stock and price point rather than one shared profile, from character-home streets to newer single-family construction, and the City of Saskatoon's own zoning and building permit records are the most reliable way to see what has actually been built or renovated on a given block.

Older, established neighbourhoods tend to mix original character homes with renovated properties, and the improvements on any specific house, a rewired panel, a finished basement, updated windows, are exactly what public listing data and online estimates from HouseSigma, Realtor.ca or Zolo tend to miss. Newer areas trend toward more standardized construction, with less variation lot to lot.

Because these three areas differ so much from each other, and even within each one from block to block, a general description only goes so far. The Saskatchewan REALTORS Association's citywide benchmark of $444,700 is a useful anchor, but it will not tell you what a specific house on a specific street in any of these neighbourhoods is actually worth.
