Month to month figures move on their own, driven by seasonal listing patterns as much as by underlying demand, so a February snapshot from earlier in the year is already out of date by September. The trend that has held all year is limited supply against steady demand, not any single month's number.
New listings were up 12.3 percent year over year as of the August report, which tells you sellers are responding to demand by putting more homes up, not that conditions have shifted in buyers' favour.
