New listings are up 12.3 percent from a year ago, which sounds like relief for buyers, but the extra inventory is not outpacing the pace of sales, so the market stays balanced in sellers' favour for now. A forecast is really a read of that ratio month to month, not a fixed number painted on a chart.
Online estimate tools built on public records project trend lines from past sales, but they cannot see a finished basement done without a permit or a mechanical upgrade that never hit the assessment roll, so two similar looking houses can carry different real values even while the citywide forecast reads the same for both.
