Be clear about which measure you are asking for. Benchmark models a home with typical attributes and tracks that same home over time. Median takes the middle sale of the month, and average adds every sale and divides. In a month with a handful of unusual high end sales, average moves and benchmark barely does, which is exactly why lenders and agents quote benchmark.
Single months are noisy in a market Saskatoon's size. Spring is the busiest stretch of the year here, so a May figure will not compare cleanly against a January one, and a year over year comparison against the same month is the only fair reading. The association also publishes sales counts, new listings and months of supply alongside the price, and those three explain the direction better than the price alone.
None of it prices your house. A monthly citywide figure cannot see a developed basement, a rebuilt kitchen or an addition that never went through a permit, and neither can any online estimate drawing on the same public data.
