It is the middle price of whatever sold in a period, drawn from a handful of transactions, with no adjustment for size, type, age or condition. Statistics Canada and every serious data agency treat small sample medians as volatile for exactly that reason, and a neighbourhood with a dozen sales a quarter is a small sample.

Assessment is produced by mass appraisal from a legislated base date and applied to residential property at a percentage of value of 80 percent for tax purposes, so it is neither current nor intended as a market value.
